Află unde găsești cel mai ieftin și cel mai scump apartament cu patru camere, din Constanța
Pentru familiile numeroase, compartimentarea apartamentului este un aspect foarte important, așadar, contează în primul rând numărul camerelor, și mai apoi mărimea acestora. Totuși, nu puțini sunt și constănțenii (cu buget mai generos), care pur și simplu vor un apartament spațios.
Iată și ce arată o analiză a pieței, pe acest segment: La această oră, cele mai ieftine apartamente cu patru camere din Constanța se găsesc în Poarta 6. Acolo, prețurile pornesc chiar și de la 44.000 - 45.000 euro. Sunt apartamente cu o suprafață în jur de 70 mp, bineînțeles cu două grupuri sanitare, majoritatea decomandate, cu gresie, faianță și chiar aer con-diționat în unele cazuri.
Tot la aceste prețuri găsim apartamente similare și în KM
4-5, însă numărul celor scoase la vânzare este extrem de mic, comparativ cu zona menționată mai sus.
De cealaltă parte, cele mai scumpe apartamente cu patru camere ce își așteaptă un proprietar costă mai bine de 100.000 euro. Mai exact, primul loc este ocupat, cu 115.000 euro, de o astfel de locuință din zona Stadion, confort maxim, cu o suprafață de peste 100 mp, cu modificări interioare, mobilat și utilat recent, numai bun să te muți imediat ce ai semnat contractul de vânzare - cumpărare, fără să te mai gândești și la renovări. În acest top urmează un alt apartament, din Faleză Nord, cu vedere la mare, de "numai" 112.000 euro.
Prețuri mai mici cu aproximativ 12%
Și proprietarii apartamentelor cu patru camere au mai lăsat din preț, în ultimul an. Potrivit unei analize realizată de TopEstate, dacă în septembrie 2011 acestea costau în medie 81.700 euro, în prezent, prețul a scăzut cu 12%, până la valoarea medie de 72.200 euro.
Pe segmentul lux, prețurile au înregistrat însă scăderi ușoare, aproape insesizabile. Vorbim de doar 5% în perioada septembrie 2010 - mai 2011, așadar s-a ajuns la o valoare medie de 80.000 euro. "Începând cu
această dată (n.r.: luna mai), prețurile au depășit valoarea de referință - septembrie 2010 = 84.200 euro - ajungând în prezent până la 86.000 euro. Nu au fost evoluții spectaculoase, ci s-a urmat trendul național. La nivel național, prețul apartamentelor cu patru camere a scăzut, în ultimele 12 luni, cu 12 - 15%", au precizat reprezentanții TopEstate.
